Holiday Rental Agreement Part B – Terms and Conditions

Thank you for choosing our house as your Holiday accommodation. I’m delighted to be part in making your holiday a wonderful experience. Prior to signing the Agreement, it is important that You carefully read and agree to the following terms and conditions.

  1. Definitions
    a. ‘Agreement’ includes the Holiday Rental Agreement Part A and these Part B Terms and Conditions.
    b. ‘You’ means the person or persons nominated as the renter(s) in Holiday Rental Agreement Part A. c. ‘Owner’ means the Owner as nominated in Holiday Rental Agreement Part A.
    c. ‘Premises’ means the Holiday apartment identified in Holiday Rental Agreement Part A and includes furniture, utensils, and all other equipment included.
    d. Arrival time is 2:00 pm – departure time is:10:00 am. Extended stays may be permitted if available and authorised by the owner.
  2. Payments
    a. Booking deposit is required upon reservation to ensure that your booking is confirmed.
    b. Full payment is required of Rental Fees and $1,000.00 security deposit before hand-over of keys.
    c. No refunds will be issued on an unused portion of rent.
    d. In the case that the booking is cancelled by the owner or agent full refund will be issued.
  3. Security deposits.
    The owner reserves the right to make claims on and beyond the security bond if the terms and conditions are not met, these includes damages, missing or stolen inventory, extra cleaning, washing dishes, loss of keys, furniture not moved to its original position, etc.
  4. Renters are responsible:
    a. for keeping the property secure.
    b. Keeping their belongings secure. It is recommended that renters take out adequate personal property or travel insurance.
    c. that the property is not be used for unlawful purpose.
    d. to conduct themselves in a proper manner, so as not to cause a nuisance, including excessive noise, or interference with the use and enjoyment of the property other occupants or to occupants of neighbouring properties.
    e. for NO indoor smoking.
    f. not moving furniture around property.
    g. to leave property clean and tidy on departure. This includes dusting, vacuum cleaning, emptying the rubbish bin, washing and drying dishes, empting dishwasher, emptying and cleaning of fridge, oven/griller & microwave oven, cleaning of BBQ, leaving the beds neatly folded, turning off the lights and air conditioner. Council rubbish bins collection is on each Thursday (red cover) and fortnightly the recycling (yellow cover). No excess rubbish to be left on premises,
  5. Inclusions.
    a. Linen (sheets, pillow cases, towels & tea towels) is not included unless otherwise stated in the agreement. Please bring your own.
    i. Linen must be used on all beds.
    b. An updated list of inclusions-inventory will be provided on ‘check-in’.
  6. Pets. 
    a. Upon departure all dog droppings must be removed from the premises and disposed into the garbage bin.
